PROJECT HIGHLIGHTS:

1. It's a flurry of activity for Fountain Park, which sits north of the "Delmar Divide," a predominately African American area that has seen little investment compared to the neighborhoods on the southern side of the street. Kingsway Development, led by Kevin Bryant, has master development rights for 207 acres that cross the Fountain Park and Lewis Place neighborhoods and is roughly bordered by Taylor Avenue to the east, Kingshighway to the west, Page Avenue to the north and Delmar to the south. Kingsway's TIF district application features several projects designed in collaboration with Facet Architectural Design, that will come to life over the next two years. Plans also call for streetscape improvements to Delmar Boulevard. 

FACET designed projects include:

  • Redevelopment of the former bank and Vault Club at 4915 Delmar into the "Noveau Arts Center"
  • Prototype design and implementation of multiple infill single-family homes distributed throughout the development area, “Aubert Homes”
  • Redevelopment of 4731 Delmar into creative office and retail spaces, the “Elevation Workspace”
  • Redevelopment of 4709 Delmar into office space for an emerging business center, the “Emerge Business Center”
  • Construction of a ~10K sf performing arts space supported by dining, retail, and an exterior courtyard public area, “The Circuit”

 

Tenants for 4731 Delmar Blvd., the former Union-Sarah Economic Development Corporation Building, include Elevation co-working and Park Central Development as well as UPS Store, The Original Hot Dog Factory and Jamba Juice. The performing arts space will be built on the north side of the building, and next door at 4709 Delmar, a building that once held a 1920s-era candy factory will be home to a business training center, an unnamed vegan restaurant, and an unnamed radio station. About $13 million will be invested in the two main buildings. Ameresco will serve as GC for several of the projects.

As explained by Mr. Bryant, it’s important to constantly win the trust of neighborhood residents. They want stabilization, which means reducing crime. They also want new development that won’t push them out, he says. “Ultimately, it boils down to gentrification without displacement,” Bryant said. He explained that this means focusing on buying and renovating vacant properties, instead of buying houses and apartments where a rehab could force out existing residents. “We don’t have a lot of areas where we’re going to do whole blocks at a time,” Bryant said. “We have a lot of infill, which is different. There’s no need to displace anyone.”

2. Missouri Delta Medical Center Outpatient Rehab + Clinics Facility
The project consists of a ground-up 23,245 SF single-story building located on approximately 10 acres and represents a solution to the strategic expansion needs of MDMC’s outpatient rehab service line, along with outpatient Podiatry and Occupational Medicine Clinics. The outpatient rehab portion of the building will contain services for Physical Therapy, Occupational Therapy, Pediatric Therapy, Work Rehab, Warm Water Therapy and supportive ancillary services.  The outpatient clinics portion will contain 10 large exam rooms, Pulmonary Function Testing and Audiology testing, imaging, phlebotomy and drug screening. The site will accommodate parking for 124 vehicles and service access/trash dumpster parking. The construction budget will be validated at the mid-design development stage of the design.  The anticipated construction start date will be approximately September 2021, with first patient in mid-August 2022.

3. Dierbergs
Our team is working on a ground-up development of a 77,000 SF Dierbergs supermarket with 18,000 SF of adjoining retail/restaurant developments. This development also includes off-site road improvements and signalizations. Our team will also be installing electric vehicle charging stations in this new development parking lot.
